The bathroom may not be the first place a potential buyer will look, but it will certainly do it. For many, the aesthetics and functionality of the bathroom is the most important place in the house.
Renovating other rooms in the house can prove to be extremely expensive, but the improvements to be made to the bathroom are relatively simple and inexpensive. Of course, some additions will cost more than others, but you can definitely find a way to improve the value of your home within your budget.

Working within the limits of your constraints
Size and financial constraints are two of the biggest problems you will likely face when renovating your bathroom.

An Italian shower fits most people and you can make it even better than your shower / tub combination if you have a small bathroom. This increases the amount of space you have available and allows you to add more storage space or other items.
Another solution to this problem is to add a second smaller bathroom in another part of the house. Install a basic toilet and sink in this room and upgrade the main bathroom. It will also add value to your home.
The budget is another important factor that usually goes hand in hand with size.
You will not be able to move things around and rework the plumbing if you're worried about money. Keep up with smaller improvements and you can add value without breaking the bank.
