Activity slows down in Perth

The Perth real estate market saw a slight drop in sales over the previous week, according to the latest figures from the Real Estate Institute of Western Australia (REIWA).

REIWA recorded 910 transactions in the week ending November 8 – a drop of 1% from 933 in the last week of October, but a jump of almost 45% from 628 to the same period last year.

Homes accounted for the most sales at 624, down 7% from the previous week. REIWA also reported a total of 155 apartments and 131 vacant lots sold, an increase of 5% and 25%, respectively.

Scarborough, Morley, Ellenbrook, and Bassendean were the best-selling suburbs north of the Swan River, while Como, Canning Vale, Byford and Spearwood had the highest sales in the south.

In terms of inventory, the capital of Western Australia registered 10,221 properties for sale from November 2-8, up 1% week-on-week but down by 28% year over year.

Total real estate ads were 5,086, an increase of 2% from the previous week. Listings for units also increased 1% to 2,552, while the stock of vacant land fell 1% to 2,583.

Rental activity in Perth has also slowed over the past week, totaling 772 transactions, a decrease of just over 2% from 789 in the last week of October . Year over year, that number has fallen by 17%.

Of the properties that were successfully leased, 436 were houses and 336 were apartments.

REIWA reported 2,814 properties for rent in Perth at the end of last week, 1% more than the previous week, 5% less than the previous month and a decrease of 54% from last week. ;last year. The lists included 1,476 houses and 1,338 apartments.

East Perth, Perth City, Baldivis and Maylands recorded the most number of rented properties, while the top two suburbs, along with South Perth and West Perth, reported the most available rentals.
