The bush fire crisis could worsen the housing shortage in the Victoria region as affected families turn to the rental market, according to a market observer.
The Victoria region is already struggling with a limited supply of rental housing, said Leah Calnan, president of the Real Estate Institute of Victoria.
"Fiery fires continue to ravage eastern Victoria, with more than 75,000 private homes at risk. Residents will soon return home and try to rebuild their lives," she said.
Certain regions of the region already have a low supply of rental housing, with East Gippsland and Wellington Shire having a rental vacancy rate of only 0.9%, Latrobe Valley with 1.3%, the Wodonga region with 1 , 7% and Goulbourn Valley with 2.5%.
"Families affected by bushfires will turn to the rental market during their reconstruction. They are facing difficult search given the lack of rental properties in the area," said Calnan.
Calnan urged investors and owners to consider putting their vacation homes on the rental market to help fill the housing gap and help affected families find a new home.
"Investors and owners of vacation homes are not necessarily from this area; they could be from Melbourne or Victoria. We are calling on them to put their properties on the market and help a family affected by a fire. bush to put a roof over its head. ", she said.
Boosting the supply of rental housing, said Calnan, will help affected families stay in their communities.
"After surviving a bush fire, the last thing you want to do is undertake a long and long search for a rental home," she said.
The state government of New South Wales has also urged homeowners to list their vacation homes to help shelter people affected by bush fires.
Minister of Families, Communities and Disability Services Gareth Ward said the Bushfire Housing Assistance Service of the New South Wales government can help people who have lost their homes find housing suitable for short or long term.
Financial assistance through rental bond loans and rent prepayments will also be available to those in need.
