Adelaide's affordable prices fuel its strong performance in the domestic market, having joined Hobart and Canberra at the top
This is not Hobart's big boomer, but low real estate prices in Adelaide make it a hit among buyers.
CoreLogic's Hedonic House Value Index report for March 2019 showed that besides Hobart, Canberra, and Brisbane, Adelaide had the best housing market conditions among capital cities. In the face of strict lending criteria, affordable markets are starting to be prosecuted.
While Adelaide home prices rose 0.9% per year, the majority of properties sold in the city in 2018 ranged from $ 200,000 to $ 400,000, while % of properties sold were less than $ 200,000. Outside of Adelaide, 32.2% of sales were made with properties costing less than $ 200,000.
Nevertheless, Adelaide remains a divided market in which some areas have better results than others.
"South Australia is similar to Brisbane in the diversity of its current market conditions. There are very positive signs in some areas and sad signs in others, "said Jeremy Sheppard, chief research officer at Select Residential Property.
"Investors willing to carefully select some of Adelaide's top investors will have a rewarding 2019 year."
However, Sheppard warns against considering areas such as Whyalla and Port Augusta because the offer outweighs the demand.
"Hopefully, a recovery in the resource sector will help these markets come out of their slump quickly."
Good for developments
Results Mentorship Director Brendan Kelly agrees that the Adelaide market is quite similar to Brisbane's. Indeed, its annual growth rate was 5% five years ago, it has now fallen to almost 0%. Nevertheless, modest growth is still there.
"There is still a reasonable growth in Adelaide, and it's probably the first city in development across the country," Kelly said.

Since these movements essentially cancel each other out, Kelly does not see them having a significant impact on the market, but they will make things happen.
"The effect is close to zero, but the market will be more volatile in the next 12 months."

WARRADALE: Convenience, Affordability and Growth
Part of the city of Marion, southwest of Adelaide, the suburb of Warradale offers convenient access to Adelaide's central business district, while offering constant growth potential, even though it was moderate.
Units were sold at a low median value, below $ 350,000, in February 2019, even after five years of steady price increases. The houses recorded a median price of just over $ 550,000, after a 1.5% rise in their value over the last 12 months.
The suburbs gets its name from an Aboriginal word for wood. Warradale pockets are found in the school districts of Brighton High School, Seaview High and Hamilton High. The Seaford-Tonsley train line also crosses this suburb.
