In fact, only half of the tenants who requested rent reductions reported that their landlords or real estate agents accepted their requests.
David Oswald, lead author of the AHURI study, said there is a significant disparity in the well-being of renters and landlords amid the pandemic.
"The pandemic has amplified many weaknesses – such as affordability, rental security, overcrowding and homelessness – in the Australian housing system, and in particular, has exacerbated many existing challenges in the rental sector, ”he said. "With the end of the moratoriums on evictions, rent increases, and mortgage deferrals, the problems uncovered by this research may quickly escalate."
According to Oswald, the study underscores the critical role of government financial support in enabling tenants to pay their bills and keep a roof over their heads.
"It was clear from our findings that without this government support many tenants would be much worse off, potentially including homeless people. Landlords and tenants alike reported confusion, stress and loss. 39; uncertainty as to what would happen when the government's financial support programs ended, "he said.
The study's findings also point to the need for the government to step up its assistance to homeowners, who the study finds that the plans in place did not take them sufficiently into account.
"By focusing on improving the success of negotiations in the landlord-tenant relationship, economic and mental well-being could be dramatically improved," Oswald said.
