As the founder of Clique Living and CEO of the Gallery Group, Adam Barclay is a man on a mission. Eager to evangelize to investors and tenants, he is keenly aware of the real estate pressures Australia is currently facing. Singles in particular – or those who simply live alone – have often been overlooked when it comes to government and corporate policies regarding the issue.
This has created a mishmash of mediocre compromises in the market, with people overpaying for their own homes or being forced into a shoddy shared flat. But the ultimate problem is not the lack of housing, says Barclay. This is the model that has been adopted by the culture at large and the reluctance to change those expectations as society changes.
So, given the obvious problems, what does Barclay think is the solution? “The truth is, it's relatively simple – it's co-living,” he says. "We want to offer investors a unique opportunity to invest in designer homes that are specially designed to fill a gap in the accommodation market, which allows for better accessibility and a reduction in social isolation. . "
Barclay quickly insists on the distinctions between co-living and shared accommodation. The buildings are purpose built, each bedroom with a private bathroom. There are individual rental agreements between tenants and the landlord, as opposed to landlords who are locked into the whims of people coming in and out more informally. The bedrooms are also supplied furnished, on the sole condition that the tenant brings their own mattress or purchases one via Clique.
"It's a very distinct market," says Barclay. “Rather than students or casual workers, you are looking more for young singles and professionals who have just graduated and are looking for accommodation close to work and lifestyle centers. Many of them can also look for accommodation while saving for their own accommodation. "
Clique houses, explains Barclay, are also intentionally built to high specifications, including stone countertops in the kitchen and bathrooms, European appliances, ducted air conditioning, several common living areas. and an outdoor living and entertainment space. Kitchens are custom designed for individual use, with lockable pantries and individual mini-fridges, and external storage boxes with room compartments. Solar panels offering renewable energy, along with substantial insulation and sound barriers, ensure that these homes are eco-friendly and quiet.
Include all utilities – as well as streaming services and a Clique cleaning service for common areas – so there is no need to worry about sharing bills between tenants or arguments, ”says Barclay.
“These are factors that are factored into the relevant property management fees; ideally, we want the process to be as transparent as possible for investors. "
The Clique project is the first of its kind in Australia, says Barclay. The first set of houses will be built in outer Queensland suburbs, such as Bald Hills, with Victoria in plans for 2021.
