How co-living can solve singles housing problems in Australia

As founder of Clique Living and CEO of Gallery Group, Adam Barclay is a man on a mission. Eager to evangelize investors and tenants alike, he is keenly aware of the housing pressures Australia is currently facing. Singles in particular – or those who simply live alone – have often been overlooked when it comes to government and corporate policies surrounding the issue.

This has created a mishmash of mediocre compromises in the market, with people overpaying for their own homes or being forced into poor quality roommates. But the ultimate problem isn't the lack of housing, says Barclay. This is the model adopted by the culture at large and the reluctance to change those expectations as society changes.

So, given the obvious problems, what does Barclay say is the solution? “The truth is, it's relatively simple – it's co-living,” he says. "We want to offer investors a unique opportunity to invest in specially designed designer homes that fill a void in the housing market that allows for better affordability and reduced social isolation. "

Barclay doesn't hesitate to point out the distinctions between co-living and sharehousing. The buildings are purpose built, each bedroom with an en-suite bathroom. There are individual rental agreements between tenants and landlord, as opposed to landlords being locked into the whims of people moving in and out more informally. The bedrooms are also supplied furnished, on the sole condition that the tenant brings their own mattress or purchases one via Clique.

"It's a pretty distinct market," says Barclay. "Rather than students or casual workers, you turn more to young singles and professionals who have just graduated and are looking for accommodation close to the hubs of activity and life. Many of them may also be looking for a place to live while saving for their own accommodation. "

Clique houses, Barclay explains, are also intentionally built to high specifications, including stone countertops in the kitchen and bathrooms, European appliances, ducted air conditioning, several common living areas and an outdoor living and entertainment space. Kitchens are custom designed for individual use, with lockable pantries and individual mini-fridges, and external storage boxes with room compartments. Solar panels offering renewable energy, along with substantial insulation and sound barrier walls, ensure that these homes are eco-friendly and quiet.

Include all utilities – as well as streaming services and a cleaning service Click for common areas – so there is no need to worry about dividing bills between tenants or the arguments, ”says Barclay.

“These are factors that are factored into the relevant property management fees; ideally, we want the process to be as smooth as possible for investors. "

The Clique project is the first of its kind in Australia, says Barclay. The first set of houses will be built in outlying areas of Queensland, such as Bald Hills, with Victoria in plans for 2021.
