When Sam Gordon left school at the age of 16, he followed his father's advice. Rather than buying a brilliant car, he made his first dive into the realm of property and began to chart a course that would lead him to much larger and richer earnings.
In fact, Sam did not know much at the time, he would eventually become the owner of a real estate portfolio that would be bursting at the seams with a diversified asset base. From land to houses to duplexes, Sam's properties and his judicious strategies for making a profit in the "bread and butter" properties have earned him the title of strategic investor of the year in your investment property.
In Your Investment Property's latest YIP Talk podcast, Sam sits with host and editor Sarah Megginson to share how he's progressed since his very first project and some of the skills that ; he had to perfect along the way.
"Once I started looking into real estate and realizing what I could probably get [as a profit] damn high, I just started to get bitten by the bug, "he shares in the podcast, also thinking about the downsides of feeling like he had to execute each project on his own and not being fully aware at the time of how this could hamper its turnaround time.
Sam explains that the longer your ownership costs for a property that you renovate or develop, the more it will reduce your profits.
The investment award winner also highlights the importance of finding the right team of experts and trades for a particular project, and how his particular approach has enabled his development to take place. 39; be a relatively fluid experience.
"You want people who are passionate about what you do, what they do and real professionals who are in this space, wherever they are," said Sam in the podcast.
"It takes your time, making sure you are well versed in one area and in this lot of property, and even building the team along the way [as] you are trying to pick up an investment."
Joy and Michael Williams also generated substantial profits by knowing how to turn the dullest property into a wealth of wealth that attracted attention on auction day. Their practical approach and carefully crafted strategy helped them overcome tough competition to win the Reno Investors of the Year award for your investment property.
"We really believe that a renovation can add value to the property, either from a sales perspective or from a rental perspective, then my husband is trained in cabinetmaking, so we started to do a lot of things ourselves, ”Joy Sharing in the latest YIP Talk podcast.
The couple shaped the bones of up to 12 properties, one of which performed a subdivision. Having taken advantage of the large subdivision of the property and choosing the right time for the market, the sale broke suburban records.
When asked how their first renovation went, Michael shared that the 1970s art-deco property in Melbourne that they had tackled together was ready for "an incredible perspective." »Thanks to painting, gardening and DIY tiling. "We were very excited and happy with the end result," he says.
The project may have far exceeded the couple's expectations – making a considerable profit of around $ 75,000.
"With a little help with the Internet and do-it-yourself keepers and Bunnings, we were able to get the job done and get a great result," Michael shares the project's success in the podcast.
Joy and Michael also discuss the value of understanding the market you are about to approach and conducting independent field research before signing up for a project.
"Go out and see the suburbs," says Joy. “Not just the community itself, but what the other properties are for sale, what the developers are doing to really market their projects, so [that would indicate to us] what can we do to improve ours a little?”
