Have you looked closely at the real estate ad decor these days? Have you noticed a growing similarity between the presentation of private ads and that of billboards?
Private sellers learn from the real estate developer's manual; they invest in the presentation of their properties to obtain a better return. Not only does this make the property more attractive when inspected, but well presented photos also get more feet through the door. The easiest way to achieve this is to use a style.
Property Styling is a presentation service that includes the design, rental and installation of a complete set of furniture and accessories. A full service will turn a house completely vacant, while a partial service will accommodate a selection of your existing furniture.
For most homeowners, investment recommendations in the style of properties come first from the real estate agent. A trusted agent will give his opinion on the value that the style can bring. It has become so commonplace, especially in Sydney and Melbourne, that without it, it starts badly. Emma Tobin, director and principal stylist of The Urbane Property Stylist, also recommends looking for one of yours for comparison because stylists are easily found through a quick search on the internet.
A stylist will take photographs and take measurements, in addition to assessing the access and style of the property. All of these elements are needed to finalize a quote and design an installation. Once you have accepted a quote, your work is done. The rest can be left in the hands of the stylist and real estate agent.
First step: if you are not creative, do not do DIY
Unless you are attentive to the design and if you really know what you are doing, it is advantageous to invest in a professional stylist to optimize the impact. It is difficult to try to stylize a property yourself, especially if you do not have a creative talent.
"I always recommend looking for at least two quotes. It's easy because most stylists will be happy to provide an indicative quote from photos and a floor plan, "says Emma Tobin, director and senior stylist for The Urbane Property Stylist.
Aside from Google, asking questions is one of the easiest ways to find good stylists for goods. Tobin points out that many stylists are willing to make a first free consultation.
TIP
Although property style is generally recommended, it may not be the best idea. "An agent will have a good reason if they do not recommend it – for example, if the property has a low value, the existing schema is adequate, or if the property should be listed for an extended period of time. Make sure to discuss the property style benefits with your agent before proceeding with the registration, says Tobin.
STEP TWO: REQUEST FOR REFERENCES
With more and more real estate stylists entering the industry as the service grows in popularity, it can be difficult to choose the stylist that's right for you.
Your mouth is your main tool for finding a good stylist. You have to ask questions. Ask them why you should choose them. Ask to see their qualifications and portfolio of styles, as well as customer testimonials. Ask them what they would do with your property
Do not be afraid to talk about money either – find out about the rental period and the rates they would charge for extension.
TIP
Property stylists often use their personal inventory in the style process. However, in some cases, they will be happy to incorporate what you currently have in your home. And of course, says Tobin, the top stylists will look for additional items that will contribute to your agreed vision of how the property should be stylish. If you find a stylist ready to go the extra mile, you probably have a guardian!
STEP THREE: GET VALUE FOR YOUR MONEY
Tobin points out that the style of the properties aims to achieve a higher selling price.
"It is clear that any gain realized is less than the cost of the style; Therefore, a balance between the cost and the expected value must be taken into account, "she says.
Size, location, and accessibility are all determining factors in determining the cost of the style of the properties,
"However, a good general rule is that the style of a property should cost between 0.3% and 0.6% of the expected selling price, whereas the value added should normally be between 1% and 5%, "says Tobin. "It 's not a surprise if I see a well – presented $ 1 million house bringing in $ 50,000 more at auction.
TIP
It is important to ensure that the style service you choose is within your financial means. The stylist's vision may be amazing, but if it puts you in the red, it's not worth the effort. After all, the return on investment is the main goal, and you want to stay in a position where you can recover your expenses and more thanks to style
Step Four: Aim for Minimalism
During the process of viewing a property, potential buyers want to know how much space they have to work, not necessarily how many items can be presented. So, a good style is often a matter of minimalism, that is, just enough aesthetic to let the imagination go.
"Less, that's more. A cluttered and cluttered room is a small room and buyers are looking for space. The least expensive way to increase the size of your property is to de-clutter it, "says Tobin. "Every piece of furniture and accessory must have a purpose. Accessories must be limited so that each accessory is targeted and appreciated when viewing a room. "
TIP
"The easiest way to unclutter is to leave a property completely. An empty property allows a complete reassessment of the best use of the space in the house, "says Tobin. "The style of the properties re-fits the rooms to the modern lifestyle of the target market. It also improves the space and fluidity of the house. It could be difficult if you do not plan to move so soon, but you could achieve a similar effect by doing a spring cleaning.
STEP FIVE: GO NEUTRAL
By styling your property, you want to attract the attention of others rather than yours. Therefore, you must keep in mind the interests of buyers – and the best way to satisfy a wide audience is to create a neutral appeal.
"When a buyer enters your property, you want to help him imagine his future life in this home. It's hard if they feel like going home, "says Tobin.
"A modern, neutral style adorns the latest magazine covers. The presentation of this style gives the impression that your property will provide the vast majority of buyers with the lifestyle they are looking for. "
TIP
A good state of mind before having a stylish property is to remember that it is not about you. "De-personalize by deleting your photos and belongings," Tobin advises. You will certainly not miss them for a while – installing a property stylist's layout usually only takes a few hours, and this is not permanent, so you can customize your identity eventually – although it's probably best not to do it if you're already wanting to sell!
STEP 6: BE CONSISTENT WITH COLOR
Whether it's clothing, art works or properties, the style is created in an overall vision. And an important contribution to the realization of the whole situation is to use color correctly.
"The use of a consistent color scheme throughout an entire property ensures that each piece seamlessly marries and promotes a sense of order and consistency. tranquility, "said Tobin.
"Carpets, tiles, fixtures and accessories are taken into account. The color scheme of the style installation must complete all these features. "
There is no need to limit color to paint – even works of art and accessories used can contribute to the fluidity of the room's colors.
TIP
In the art of styling a home, every design element must have a purpose. "Think about how each piece works together and imagine it as a story that will unfold throughout your home," says Tobin. This means thinking carefully and critically about how you want the entire property to be crossed. Even the sofa cushions you use will be important – they should enhance and not detract from the overall effect you want to create.
STEP 7: GIVE LIFE TO THE LIFE OF GREENERY
A potential problem when designing a property to achieve a neutral appearance is that it can feel too impersonal. But it's nothing, a little plant life is not going to spice up.
"If a space feels sterile or hard, the green key is the answer. A vision of greenery introduces life – I find it amazing how often this is neglected, "says Tobin.
"Tiled balconies, wooden decks, inner courtyards – it all seems lifeless though it's not overgrown with plants. A leafy tree in a pot or two softens and adds interest to a region; they will also instantly improve your interior when they are placed in plain view. "
TIP
Low maintenance plants, such as cacti and succulents, are ideal for indoor use as they add a touch of color without being difficult to maintain or take up too much space.
STEP EIGHT: CREATING A FLOW IN A SMALL ROOM
If your property is small, the right style can bring out the best in space.
"A style with the correct proportions and placement maintains a natural flow through a property. In general, it makes sense to size dining rooms and lounges according to the number of occupants expected, depending on the bedrooms available, "says Tobin.
"Small spaces can always be improved with compact furniture. A good tip for a narrow dining area is to choose chairs that can be neatly tucked under the table. By creating a flow around the main cabinet in a small space, it will feel much more spacious. "
TIP
This brings us back to the importance of cleaning, because "nothing draws the buyer's attention to a small, hard-to-use space like an oversized piece of furniture," says Tobin. This is also the reason why stylists need to be very careful when they look at the space during the consultation. They must also take into account the floor plan and the layout of the property when they realize their look.
CASE STUDY
Emma Tobin generated a return on investment of 1,000% on a three bedroom home project through smart style and optimization of what already existed.
When Emma Tobin, stylist of the Urbane Property, was called to work on a newly renovated three-bedroom home in Northcote, Melbourne, she discovered potential.
"The owners kept the facade intact by keeping several bedrooms and a bathroom that were in the original print of the house. These rooms feature the original ornate ceilings, a perfect replacement and the typical layout of this style of home, "she says.
"A bathroom adjoining the master bedroom has been added, creating a fully functional master bedroom. The shared bathroom has been emptied and rebuilt with all the modern comforts to match the new chic style of the house. "
The property has been enlarged at the back, with peaked ceilings, a shaker style kitchen, a pantry and custom cabinets highlighting the new contemporary feel of the property. Tobin is inspired by these elements for his installation.
"The property was completely vacant before the call, offering all its potential. We chose a dark and modern decor to complement the black light, as well as bar stools connected to white and wood kitchen cabinets, "said Tobin.
She continued in this direction by arranging the bedrooms to create a flow through the house.
"We selected contemporary furniture, lighting and occasional sheets – the light-colored bed sets contrasted well with the dark gray carpets. We also went with half-timbered artwork to further accentuate the wooden elements present in the kitchen and bathroom. "
The back of the house was paneled from floor-to-ceiling glass, offering incredible views of the greenery of the garden and naturally helping to give life to the rest of the house.
After Tobin exploited his magic, the owners were able to sell the house for $ 1.6 million – a figure higher than expected and more than double the original purchase price of $ 527,000.
Tobin estimates that the style of the property has added at least $ 30,000 to its value. This represented a significant return on investment, given that the entire styling process cost only $ 3,700 to homeowners, which included the design, installation and rental of furniture, works of art. 39, art and other accessories for five weeks.
