Following recent Newspoll results, which indicated the need for more detail on the impact of the policy proposal on the Australian economy and households, the Property Council of Australia asked how Proposed changes in negative conversions could weigh on real estate investors.
Newspoll results revealed that 32% of Australians believe that the policy change will lead to a significant drop in housing prices, while 42% think that prices are slightly lower. Another 36% of respondents expect rents to become more expensive, while only 33% think that housing would be more affordable for first time homebuyers.
According to available data, Australia's housing sector is worth $ 6.8 trillion and, for most Australians, real estate is their main financial asset.
Describing this idea, Property Council of Australia General Manager Ken Morrison said Labor's proposed debt policy proposal could affect housing markets and the financial well-being of millions of Australians.
"Real estate investors are not rich" barons of property ". The vast majority of real estate investors are ordinary Australians with modest incomes.
"71% have only one investment property and 19% have only two buildings," he said.
He then shifted the attention of the public to the many issues surrounding the opposition's proposed changes to reduce debt and capital gains. These are supposed to be substantial inquiries that require additional answers.
"What is the expected medium and long-term impact of these changes on real estate investors? With housing prices already down and the level of construction down, what are the consequences of such a fundamental political change at this stage of the cycle? What about the impact on the one-third of Australian households that rent? Asked Morrison.
"These households depend on a real estate investor to provide their housing. What happens if there are fewer investors in real estate and less for the rental market? "
Morrison reiterated that it was important for investors, tenants and the rest of Australians to shed light on these issues so that they could be properly guided.
