The rooms are part of the hierarchy of the most important rooms of a house as they constitute an exclusive private area for its residents – a sanctuary, a refuge away from the stress of the world. However, in many cases, especially when it comes to large families, there are not enough bedrooms for everyone to have their own private room and some people do not have enough room to sleep. one must share the same room.
The value of a bedroom is such that an extra bed in a home can have a crucial impact on its appeal to renters.
"The more a house can offer habitable rooms, the more an owner can collect rental income," says Paola Tapia, CEO of the Refurb4Profit renovation company.
Some parts of your property may not be used properly. Whether it's a too big living space, a storeroom or a game room, remaking a room to alter its operation can be a problem. Prove a rewarding business in the long run.
Making a major change to refit a room can be difficult because it usually involves structural work. You may need to check the wiring and plumbing, especially if you are going to break things. However, it is not impossible to use a qualified builder to help you – and it may also be possible to do it at a reasonable cost.
Here, your greatest asset is careful planning from top to bottom. Determine early what you want to see in the new room and how you want it to work with the rest of the property, then assemble the team that will help you realize that vision. If you can reconfigure a floor plan to add an extra room, you can create greater functionality and add value baskets along the way – a win-win solution!
THE PROJECT: BEDROOM
FIRST STEP: CREATING AN ATMOSPHERE
One of the most crucial features of a bedroom and which usually serves to separate it from other types of rooms is its atmosphere. A beautiful room is warm, comfortable and comfortable. A good factor to achieve this effect is the good flooring.
The rug can be an excellent choice for adding a feeling of comfort to a bedroom. It is a versatile type of flooring that does not need to be permanent, which is ideal if you want to sell or rent a property. Carpet will also help you save money by allowing you to retain the original flooring while making it more aesthetically pleasing.
COUNCIL OF HIGH
Gray carpet can be a smart color choice because it's a neutral shade that does not visibly color very quickly. However, carpets require regular cleaning and maintenance because the materials can retain a lot of dust.

When renovating, you should always keep in mind the end result you want.
"We always look at the purpose of property by taking a holistic approach and adapting it to the needs of the people," says Tapia. This can sometimes mean plastering old walls.
"Plastering gives you a nice finish and a clean, even look. The main reason we plastered a room was because of its lack of insulation. Once you have removed the panels to put an insulation, you can not use them anymore. Plastering is therefore an excellent solution to obtain a uniform appearance thereafter. "
COUNCIL OF HIGH
If you choose to do DIY plaster, be very careful or you may end up with rough and uneven walls. A smooth and even application of the layers is crucial for a well-coated wall.
STEP THREE: TAKING A RISK WITH COLOR
Many renovators opt for white walls, especially if the property is to be sold or rented. Tapia thinks that this default option is not always the best option.
"People sometimes think," Oh, just put white walls. "But in many cases, white walls have a clinical appearance, and that also depends on how tall you are working and the style of your home," she says.
"If a house has character or a low ceiling, we tend to choose according to the natural lighting, what is reflected on the wall and what reflects you when you look at it."
COUNCIL OF HIGH
To get out of the "white" rut, you can try some neutral shades: the "greige" – a mixture of gray and deep beige – or mauve taupe.
FOURTH STEP: MAXIMIZING NATURAL LIGHTING
If the original space you are working with does not have large windows, it would be wise to invest in new windows to clear things up. Natural light is ideal for sleeping rooms as it provides easy warmth, ideal for the environment.
If you're remodeling a porch, you're in luck. This means that you work with large windows that already provide plenty of natural light. If you have a balcony to work, a sliding door can open up more space. Soft curtains or blinds can add privacy without compromising brightness.
COUNCIL OF HIGH
Windows being an essential feature of the room, it will be essential to keep them beautiful. In addition to regular cleaning, they must be thoroughly examined each year, especially seals.
STAGE FIVE: KEEP IT PRIVATE
Large windows may look lovely and make your room brighter, but it's the most personal space in your home and it should be kept that way.
Curtains are a traditional option and generally create a feeling of comfort. You are not limited to either thick or plain fabrics: the many types of curtains available allow you to choose according to the mood you wish to create.
The blinds have an elegant appeal and lend themselves very well to maintenance. They can effectively filter the light to maintain it at the desired level.
COUNCIL OF HIGH
Does the sun shine on your face but you are too lazy to get up? Curtains and motorized blinds allow you to adjust the shade in the comfort of your bed.
6th stage: Turn on the night
The natural light is beautiful, but it fades. You must complete your new room with the right lighting for the evening. If you are working with a space where lighting was originally white, opt for an exchange in a warmer glow.
"We recommend warm lighting for residential renovations to create a welcoming and comfortable atmosphere," says Tapia.
LED lamps are affordable and energy-efficient, and many bulbs can be dimmed to allow you to dictate the tone of the room. These lights also last a long time.
COUNCIL OF HIGH
You can also use your lighting to create a design statement: some recessed lamps are adorned with beautiful designs highlighted by warm yellow lights.
STEP SEVEN: RENOVING ITS REASONS
When reusing a room requires significant COST changes, it is important to make sure that you stay within the limits of the renovations that can be done without the approval of the board. For this reason, it is important to work with the right team, especially the good consultant and builder.
"The regulations of each state indicate the amount of work that can be done from the point of view of a carpenter without seeking his approval. When a builder is hired, it is his responsibility to check that everything planned is in compliance with the regulations in force, "says Tapia. Whatever the structure chosen, it is best to call a professional who knows the limits and knows how to do it safely.
COUNCIL OF HIGH
The installation of a new door can be one of the biggest announcements of major changes made to an existing room. Do not take the process lightly, though; a miscalculation and you have a misaligned door!
STEP EIGHT: DECORATING WITH AN OBJECTIVE
To top it off, the COST reused room needs to be decorated to add a personal touch that turns it into a private bedroom space.
Naturally, the room must be equipped with furniture on which you would absolutely like to go to sleep, storage space for clothes and perhaps some shelves for the personal belongings of its inhabitant.
If there are items from the original part that you can reuse, this can help you save money – just make sure that they have been cleaned up and redesigned to adapt to this beautiful space.
COUNCIL OF HIGH
Open storage spaces are a fantastic way to add space to a small bedroom. Large mirrors also create the illusion of a larger space, making it a wonderful and functional accessory.
CASE STUDY
Before
When Paola Tapia was hired to completely renovate a three-bedroom, two-bathroom home in Melbourne, the owner had planned to demolish the property and turn it into an apartment complex within a decade.
However, during the inspection, Tapia found that the house had more potential because of the space available to work.
"I said to the owner," I think you have great potential to turn this house into a four-bedroom house. " They had a large living space in the center of everything and a room at the back of the house that served more than a playroom, Tapia said. She was planning to turn this inviting space into a large master bedroom with an en suite bathroom.
"When we examined the rental potential of improving the configuration of a three-bedroom house and a bathroom to a four-bedroom house and two bathrooms, it was obvious that the investment was worth it. "
Tapia began to modify the playroom, which required some structural changes.
"The only other access to the back bedroom was through the third bedroom. So we had to create an access directly from the show. We changed the hallway so that you can now enter the back room and put the four rooms in a row, "says Tapia.
After
She also covered a carpet floor with a lower quality floor to make it feel like a bedroom.
"We decided to lay carpets in this room because it only had particle board, while the rest of the house had floors. If we had used different flooring, it would have been slightly more expensive – as a rental, every decision and every choice of material must be strategically thought out and taken into account for the feasibility of the project. "
Tapia focused on what property could become and on its appeal for its target demographic – a growing family household. This state of mind informed all the decisions made.
"We work with a large number of suppliers, so it depends on who has the skills required for the job and who are on schedule and on budget. The trades are invited to our projects according to the building on which we work, whether high-end, intermediate or low-end. Similarly, this defines the material selection process: brands, products and specifications to which we adhere. In the end, the owner was so pleased with Refurb4Profit's proposal that he decided the renovation was better than the demolition and suspended his development plans.
