The Government of Victoria has included a new provision in the Residential Tenancies Act (LLU), which represents the most comprehensive change in residential tenancy for 20 years .
The government added accommodation for Disability Specialists (SDA) in the CRJ, funded by the National Disability Insurance Plan (NDIS). The provision became an integral part of the ATR in July 2019.
In order to receive the necessary funding to live in a ZSS, a resident must have either an extreme functional disability requiring intervention from the SDA, or a very great need for assistance when an SDA intervention is appropriate.
Within six months of the coming into force of the Act, residents and ADS providers must have either a residential rental agreement or an SDA residency agreement. Providers must also ensure that their accommodation meets the requirements of NDIS and that it is registered with NDIS.
ADS providers must provide residents with the corresponding disclosure document seven days before an agreement is reached and a copy of it. They must also explain the agreement and its information to the residents.
