What is armchair development?
Armchair Development is an investment strategy that creates a regulated environment that allows investors to share the benefits of development without having to assume the associated commercial risks and obligations. A partnership concluded in 2018 with ISG Funds Management gave investors a clear path and exclusive access to participation in residential and commercial projects in an environment regulated by AFSL.
Project capital comes from private funds, rather than just bank loans or internal revenue, says Wilson. A customized fund structure is then applied to ensure the independent management of investment funds, which limits the risks so that investors can achieve the desired result.

In February 2019, the East Estate subdivision of Tweed Heads in NSW, a subdivision of 38 lots, was also opened to investors. The land was purchased in 2013 for $ 150,000 per lot and currently sells for between $ 380,000 and $ 410,000 per lot.
"This allowed investors to access returns of 30.47% per annum for a short-term, 16-month project, the completion of which is expected for May 2020, "says Wilson.
