After more than a dozen years of data analysis and analysis of thousands of suburbs in Australia, the team at Your Investment Property has developed a particular interest for buildings with potential for profitability.
We are always looking for neighborhoods that offer the best prospects for growth. We also want to provide you with the information you need to perform this due diligence – which is why we want to share the 6 key criteria for properties with strong investment potential:
Financial Accessibility: After the recent boom in Sydney and Melbourne, the affordability of these markets has been limited. Although not all suburbs on this list are considered "affordable" – there are a few 7-digit lists – we have sought to find suburbs at competitive prices, either for the population base to which they attract or for comparison with neighboring areas with a similar offer.
Application: Every suburb had to meet the desirable quality of living standard – a neighborhood where a large and diverse tenant base would impose long-term housing demand.
Demographics: The growing suburbs have been at the top of our list as they ensure a growing and ongoing demand for the housing market. We also focused on the suburbs where the average household income of residents was increasing.
Economics: Real estate markets supported by a healthy economy generally have the best potential for price and rent growth, so we looked for regions benefiting from a growing economy, which favors wage growth and relatively high disposable incomes. ]
Growth Prospects: The areas with the highest growth potential in the short and long term were very well ranked. We took into account past property cycles, current buyers' sentiment, supply and demand issues, and the strength of the local economy.
Improvements: Markets were reduced if several changes were planned, underway or recently completed, which would encourage more people in the region and stimulate demand. These include new infrastructure, gentrification and urban renewal.
