Previously, Victoria was the happiest state in the country for home sellers until it lost its title in Tasmania. Regional areas of the southeastern state, however, still hold, according to a report from The Herald Sun.
A new study by RateMyAgent found that salespeople in the Victoria areas – led by Moorabool Shire, Surf Coast and Greater Geelong – were still experiencing positive results in some parts of Melbourne.
More than half (56%) of respondents who sold to Moorabool Shire (the municipality between Ballarat and Melton) reported that their selling price was higher than their expectations.
Forty-three percent of suppliers were also able to conclude an agreement with a price that met their expectations. Only 1% of homeowners sold below their expected selling price. This makes the Victoria area the happiest for sellers and the second for the nation behind the Hobart Municipality, Clarence.
The seller satisfaction rate also attracted a lot of interest from Surf Coast Shire: 54% of them exceeded their expectations and 42% reached their price targets. He is followed by Geelong, with 49% of successful sales at a price above the expected price and 44% getting the exact amount desired.
The Macedon, Wellington, Gippsland and Moira Mountains of Goulburn Valley were also considered happy regional spots for vendors
Wyndham, in western West Melbourne, was named Victoria's gayest metropolitan area. Nearly half (43%) of homeowners were able to sell above their asking price, while 49% got the price they wanted.
The investigation showed that Maribyrnong, CBD, Port Phillip and Knox were also on the list.
The results reflect the expectation that Victoria's affordable regional markets would outperform the city, according to RateMyAgent CEO Mark Armstrong.
"The forecast is attributable to the tightening of banks' loan obligations. Banks seeking to establish sound credit policies make it easier for Victorians to obtain space in areas where financial risks are lower. When you move to the outside of the Melbourne metropolitan area, the price of the property is lower and it is ultimately easier to get a loan, "he said.
Clarence, the national leader in sellers' happiness, 65% of home sellers are negotiating prices higher than their expectations, 35% meeting their expectations and none on the back, said RateMyAgent.
Hobart, Adelaide Playford and Yass Valley of Canberra were also among the top sellers in Australia.
