The number of houses to win decreased at the national level in June, the capitals recording significant decreases, according to the last report of SQM Research.
The property lists decreased by 1% per month and by 7.5% per year in June. Five capitals recorded a decline in real estate listings during the month, with the exception of Melbourne and Perth, while Brisbane remained stable.
Hobart recorded the largest monthly decline with 7.5%, followed by Canberra at 5.7% and Darwin at 5.3%. On an annual basis, Darwin recorded the largest decline with 22.2%.
The table below shows the lists in each capital for the month:
Despite the decline in the total number of registrations, it appears that new registrations increased during the month, said Louis Christopher, managing director of SQM Research.
"We have more new listings in the market compared to the same period last year. Lists that were up to 90 days old fell the most, indicating that some of the oldest stocks had been removed or sold in June, "he said.
Christopher said that while the drop in registrations is not unusual for the month of June, the monthly drop in prices demanded by sellers is "far from normal".
Even with the decline in the supply of housing, asking prices fell by 0.8% for houses and by 0.4% for housing on a monthly basis. In annual terms, however, asking prices have increased 8.8% for homes and 1.3% for units.
