Unit rented at Hobart jump

Hobart has seen a substantial increase in rents in the past year, according to the latest report from SQM Research.

During the 12-month period ending January 12, weekly unit rents in Hobart increased by 23.2%. Housing rents in the city also increased during the period, up 9.8%.

Brisbane, Perth and Adelaide also reported increases in rent in dwellings and houses.

In Melbourne, unit rents increased by 1.2% while house rents decreased by 0.3%.

At the national level, weekly housing rents fell by 1.1% while houses recorded a minimum growth of 0.4%.

In terms of vacancy rate, there was a slight increase in December to 2.5%.

All states recorded marginal increases in vacancy rates, with Sydney recording the highest rate at 3.6%, followed by Darwin at 3.5% and Brisbane at 2.9%. Hobart is the lowest of all capitals with only 0.6%.

The Perth rental market shows minor improvements, with the vacancy rate remaining stable at 2.5%.

The increase in vacancy rates is mainly due to the seasonal movement of students and certain industry-specific workers, said Louis Christopher, general manager of SQM Research.

"It is actually very likely that we will have peaked national rental vacancy rates with continued strong population growth absorbing the current excess rental stock in 2020," he said.
