With a management experience of more than 4000 guests per month, we analyzed more than 1300 reviews from clients who have stayed at our managed properties in Sydney, Melbourne and Brisbane.

Main priorities of the guests
More than half of the customer reviews analyzed (51%) indicate that the cleanliness of the property is the most important priority for customers. The third priority for guests is the furniture and decor of the property. This shows how important it is for homeowners to invest in interior design and in good quality furniture.

What does "ideal location" mean to customers?

We have separately analyzed all reviews that mention "location" and associated words to understand what is meant by an ideal location for short-term rental customers. Naturally, this also varies depending on the city analyzed. Overall, however, most guests like to be near the beach (38% of reviews), as well as restaurants, pubs, and cafes (30%). Short-term rental customers are looking for convenience and the third largest percentage of reviews is also showing it. 21% of reviews indicate that the transit facility is an important factor. The fourth group of magazines indicates that customers also appreciate the proximity of parks and green spaces (11%).

Preferred features of the establishment is
Regarding the features of the property such as the pool, the gym and the spa, who is the winner? The answer is none of them. The most important feature of the property is a parking space available near or inside the property. Guests on short term rentals want to be able to park near the booked accommodation without having to spend hours searching for a parking space.

Guests love treats!
In the analysis we conducted, we also found that customers loved the "extras" placed in the properties. 36% of those surveyed said they like to use cleaning products such as laundry soap and dish soap in their homes. 30% appreciated having clean towels and sheets and the remaining group is happy to have treats like a good quality coffee machine, tea and toiletries such as shampoo, conditioner and similar products, according to 24% and 10% of exams respectively.

Melbourne vs Sydney
To conclude, guests who have stayed at our Melbourne hotels have had slightly different reviews from those who booked accommodation through us in Sydney. The last section of the infographic is a cloud of words containing the keywords most cited by customers in both cities. Own property, friendly hosts and a prime location make up the largest group of priorities, even by analyzing cities separately. However, Melbourne guests spoke a little more about amenities and property extras than Sydney guests, who liked to book beachside accommodation and get a quick response from their hosts.
