The Australian private rental market is currently experiencing a shortage of affordable properties, according to the latest study from the Australian Housing and Urban Research Institute (AHURI).
While the private rental sector is experiencing strong growth at more than double the growth rate of households, the options for low and very low income households remain slim.
In fact, there is a shortage of 305,000 affordable rental units available for very low-income households between 2011 and 2016. This shortage has increased in recent years, said lead researcher Professor Kath Hulse of the University of Swinburne.
"What we found is solid evidence of what appears to be structural rather than cyclical change in the private rental sector. Higher income households, as well as an increase in the proportion of these households in the private rental market, "she said.
This left a limited supply of housing for very low income households, with up to 80% living in unaffordable rentals across the country.
"The challenge is to develop policies and parameters that can lead to greater supply of lower-rent housing. This challenge has become more pressing given our findings," said Hulse.
There was also a shortage of 173,000 affordable rental properties available for low-income households across Australia. In addition, about 43% of affordable housing in this group is occupied by middle- and high-income households.
Of all the capitals, Sydney has the most alarming inaccessibility.
"The absolute shortage of affordable housing for low-income households in Sydney between 2011 and 2016 is a remarkable change. Customized policy development is needed to increase the supply of affordable rental for households low-income in Sydney so they can continue working in jobs necessary for the efficient operation of an international city like Sydney, "said Hulse.
