When it comes to investing, Scott O'Neill has always been committed to high returns. It is a philosophy that has guided him since his early days in investing and continues to inform his current portfolio.
"I've always loved to invest, but I do not have to make sacrifices to invest," O'Neill says. "So I never really adopted the negative gear."
The result, he says, has been a keen interest in commercial property. After many years of success in the field, O'Neill decided to launch Rethink Investing, through which he shares his expertise with other potential business investors.
"Commercial property offers great opportunities for investors looking for something unique, beyond the usual residential properties," he says. "Higher yields are also very attractive for many investors looking for immediate income."
However, O'Neill recommends not to dive into the field, stressing the importance of consulting experts before making a purchase.
"People have a lot of preconceived ideas about investing in commercial real estate," he says. "But if you do not understand the sector in which you invest, you may find yourself stuck with a failure."
He gives the example of doctors' offices. Even though they may seem like a wise investment on paper (providing stable tenants and a steady flow of customers), they can actually often be difficult to restore when a tenant goes away. Investors may find themselves searching for someone else to fill this position.

"Medical facilities are often built to meet very specific needs. their reallocation may involve significant structural work, compromising the potential financial benefits, "says O'Neill. "Add to that that many doctors are in residential areas, and you could be suddenly stuck with an empty property that can only be used for very specific purposes."
However, the liaison with the relevant expert can offer an investor a series of benefits – they can give him advice on formulating effective investment plans, identifying out-of-market opportunities, the use of better trading tactics, as well as the development of areas or types of investments that they might not have considered otherwise. Perhaps most importantly, notes Mr. O Neill, is that experts can help investors save time and stress.
"There are many properties online, but many of them are not worth it," he says. "Having an expert to help you filter them is invaluable."
Of course, that does not mean that you should rush out and leave with the first expert you meet, O'Neill is quick to point out.
"There are many buying agents who try to recommend properties in which they have no investment experience," says O'Neill. "But you have everything to gain: look for a counselor in the position you want to occupy.If they have no successful portfolio, can you expect that they will advise you on the how do you build one? "
