Navigating the maze of real estate investing

Real estate investing can be a daunting prospect, especially if you are new to the game. Having a plan in place – and good advice for formulating this plan – is essential to succeed. Your investment property has spoken to the man behind The Property Bloke's name, Wayne Jessup, to learn more about how investors can make smarter decisions about their purchases.

YIP: How did you become The Property Bloke?

Property Bloke: I started reading about investment properties at a fairly young age – about 16 years old – and decided that it was what I wanted to do it myself. I then bought my first investment property at age 18 and I started working in the industry in a more formal way a few years later. Since then, my goal has been to help people invest in real estate to secure their financial future, which has led me to start as The Property Bloke in 2003.

YIP: What services does The Property Bloke offer its clients?

PB: My ultimate goal is to teach Australians everyday how they can invest in real estate and what they can do once on the estate market. I am very willing to help mom and dad investors, rather than trust fund types. We provide communication and motivation to show people what is possible.

We educate and mentor people one-to-one throughout the real estate investment process and all the factors that entails. It's an individualized process; we evaluate, among other things, their suitability for investment, their objectives and their attitude towards risk. Some investors may be suitable for a brand new property; others that are a little more practical might be suitable for a fixer-upper. More experienced investors may be able to agree on something more in-depth and complex, such as subdivision. After that, we establish a plan for that purpose. This is a very suitable approach.

Importantly, we are re-evaluating the larger plan once a year. We examine what the investor has achieved, where he might not succeed and what he can do to improve over the next 12 months.

YIP: What are the main things that potential investors need to know before starting?

PB: If you are looking to invest, you need to have a rough idea of ??your financial goals. Do you want to achieve capital growth? Do you want a revenue stream? People often say that "retirement" is a bit of a general statement, but it can be a lot more complex when you start breaking it down. Is it cash for the holidays? Is it to give an inheritance to children? Or do you want to create and actively build new properties? We can of course help you. But if you actively understand what you want, you leave a better position.

YIP: How can investors better take responsibility, once they're in the game?

PB: One of the most common mistakes I see is when an investor bought his first property but did not update his own goals in Consequently – he is worried about the costs involved and does not think about it in the long term. So I think the most important things are having a bigger plan to work, as well as a regular mentorship. There are many surrounding factors that undergo regular changes, such as tax benefits, zoning laws and government subsidies. It is crucial to have someone at your side to help you follow these changes and strategies and to adapt your long-term plan if necessary.

YIP: How do you see The Property Bloke grow and evolve in the future?

PB: We are currently going through a phase of massive growth. Traditionally, we have focused on Newcastle and the Hunter area, but we are starting to locate throughout Australia. We aim to be one of the best providers of real estate investing in the country.
