Top 150 suburbs for 2020

Usually, we kick off by highlighting 100 suburbs that have strong performance potential as real estate investments. But this year, to celebrate our 150th issue, we decided to speed things up and create a list of 150 Australian suburbs that have landed on the radar of our experts.

So how were these suburbs selected? Once again, we turned to the experts, who collected and analyzed data on a series of suburbs across Australia, before sharing with us their list of neighborhoods that show the best promise for growth in 2020. The suburbs included in the list were chosen for several reasons:

Affordability : Full disclosure: not all suburbs on this list are considered "affordable". In fact, there are more than a few places with a 7-digit median. However, we have tried to find suburbs at competitive prices, either for the base of people they appeal to, or in relation to neighboring areas with a similar offer.

Request: Each suburb had to pass the criterion of being a place where life is good. These are areas where a large and diverse tenant base would impose long-term demand for accommodation.

Demographics: Suburbs with a growing population are essential, as they ensure increasing and continuous demand to support the housing market. We also paid attention to the suburbs where the average household income of residents increased.

Economy: Real estate markets supported by a healthy economy generally have the best potential for price and rent growth, so we looked for regions that have a solid economy to support the wage growth.

Infrastructure: In suburbs where improvements are planned, in progress or recently completed – such as new roads, more schools, new amenities, gentrification and / or renovation urban – we then looked more closely.

What didn't make the cut?

Vacation Havens: These areas can be volatile and are often the first to lose value during a market correction.
Mono-industrial cities: small isolated regional communities that depend on only one large industry to support its economy have been avoided.
Retirement Places: A large base of inactive residents does not create a solid base for growth.
Speculators markets: These are suburbs that could benefit from a one-off boost due to a development, infrastructure or investment not yet confirmed.
High risk suburbs : If it makes the lender cautious, it should also make you cautious. At-risk postal codes have been removed from the list.

In a word: no. While our annual guide to the suburbs draws on the latest data and insights from some of the country's most well-known and respected experts, analysts and economists, = there is no such thing as a "sure bet".

As such, the inclusion of a suburb in this list does not guarantee profits or returns.
